Le bâtiment développe un langage architectural simple, fait de voiles posés sur des horizontales filantes, en continuité avec les bâtiments mitoyens. Les ouvertures s’étendent toutes sur la hauteur d’un étage, sans retombée de linteau, renforçant cette lecture épurée d’alternance de pleins et de vides. Les deux bâtiments adoptent un traitement différencié des façades sur rue et sur jardin. Les premières sont caractérisées par de grands balcons filants, rythmés par des celliers qui assurent la séparation entre les espaces extérieurs privatifs tout en offrant des rangements extérieurs. La face sur rue de ces celliers joue de la plasticité du béton en adoptant une forme en angle rentrant, jouant avec les ombres portées des balcons pour dessiner la façade. Les portes des celliers, en acier galvanisé, s’associent à la serrurerie des garde-corps barreaudés, également traités dans cette même finition. Côté jardin, la façade est plus simplement constituée de pleins verticaux de largeur constante, interrompus par les horizontales filantes dont la lecture est renforcée par des joints creux continus. Des bandes allant de façade à façade, dimensionnées par les épaisseurs standard de rangement, structurent les logements et les bâtiments dans leur ensemble en agrégeant les points porteurs, les partitions, les gaines techniques et de grands linéaires voués à accueillir tous les mobiliers d’usage. Elles offrent de multiples façons de configurer les logements, permettant d’y intégrer cuisine, rangements, bureau ou encore machines à laver, et leurs prolongements en façade peuvent aussi accueillir périphérique. Il consiste à restructurer un bâtiment existant et à le surélever pour y créer 75 logements étudiants, tout en préservant l’intégrité de l’édifice et la cohérence du site. L’un des partis majeurs du projet réside dans l’orientation de l’ensemble des logements vers le jardin à l’ouest du bâtiment, afin d’offrir un cadre apaisé et une distance avec les nuisances du périphérique. Ce choix d’offrir à l’ensemble des logements les mêmes qualités est rendu possible par le positionnement de la circulation horizontale côté est, pensée comme un filtre à la fois acoustique, thermique et spatial. Cette circulation constitue un espace particulier, à mi- chemin entre intérieur et extérieur. Dans la partie réhabilitée, elle longe une paroi de pierre laissée apparente, révélant la matérialité d’origine. Dans la surélévation, elle s’ouvre largement sur le paysage lointain, offrant une vue panoramique sur la ligne du périphérique. La réhabilitation est menée avec sobriété, en préservant l’identité architecturale du bâtiment L’écriture de la façade existante est intégralement conservée : les percements sont maintenus, les matériaux restaurés, les modénatures préservées. L’isolation est traitée par l’intérieur, sans altérer l’aspect du bâtiment ni rompre la cohérence de l’ensemble urbain environnant. La surélévation s’insère en prolongeant la rationalité constructive existante, s’attachant à faire un usage juste des matériaux. Les éléments intérieurs sont issus de filières biosourcées : la structure poteaux-poutres bois supporte des planchers à solivage bois traditionnel, et une façade manteau en ossature bois (FOB) accueille un isolant en laine de chanvre. du XXᵉ siècle constitue un moment charnière dans la fabrique de la ville. Elle interroge les pratiques architecturales face à l’urgence écologique, à l’évolution des modes de travail et d’enseignement, et à la nécessaire articulation entre préservation et adaptation de l’existant afin d’en assurer la transmission. Construit en 1962, le bâtiment s’inscrit dans les principes de la modernité par son système poteaux-poutres, ses planchers nervurés et sa façade rideau, offrant des volumes libres et modulables. Toutefois, il présente aujourd’hui des dysfonctionnements thermiques et souffre d’un morcellement des espaces extérieurs qui l’isolent de la ville. L’extension proposée agit comme un espace ouvert, une rotule qui reconstitue une nouvelle entrée. Elle répond à des enjeux patrimoniaux en réinterprétant la trame existante, à des enjeux fonctionnels en reconnectant le site à l’espace public, et à des enjeux techniques en améliorant durablement le confort des usagers sans complexifier la maintenance. La notion de trame, caractéristique du bâtiment, structure l’ensemble du projet. L’extension s’inscrit dans la continuité de la façade existante, en prolongeant son axe central et en respectant ses proportions. Le dialogue entre lignes verticales et horizontales crée une nouvelle vibration architecturale, renforçant la lecture séquencée de l’édifice. Les matériaux existants sont en grande partie déposés, nettoyés et réemployés, complétés par des dispositifs en aluminium, des isolants biosourcés et de larges surfaces vitrées. Les espaces intérieurs privilégient des ambiances chaleureuses, notamment par l’usage du bois. L’implantation de l’extension clarifie les usages et les flux. L’accès principal est ramené au niveau du trottoir, reconnectant la faculté au boulevard. Le hall devient un espace central, prolongé par un tiers-lieu polyvalent et un jardin, favorisant l’appropriation et la convivialité. Les espaces extérieurs sont requalifiés : le parking est rationalisé et végétalisé, tandis que le jardin devient une extension des usages intérieurs. Enfin, le confort thermique repose sur une enveloppe performante, des façades à ossature bois préfabriquées et des dispositifs passifs de protection solaire et de ventilation, pensés pour être Aretha Franklin. Il réunit un campus universitaire, une résidence hôtelière et un bâtiment de coliving, organisés en trois volumes distincts qui libèrent des jardins en pleine terre. Cette fragmentation permet d’intégrer le programme dans le tissu urbain tout en créant des respirations paysagères. L’ensemble adopte une volumétrie en gradins qui s’adresse différemment au périphérique et au parc : une façade haute et continue forme écran protecteur côté infrastructure, tandis que les volumes se décomposent côté parc pour favoriser les vues et la lumière. Les accès principaux s’articulent autour de l’allée diagonale et des placettes plantées, en continuité avec l’espace public. Le foyer du campus s’ouvre sur un amphithéâtre extérieur, reliant intérieur et extérieur et prolongeant les usages dans le jardin. La construction repose sur une rationalité constructive simple et évolutive. Le campus est réalisé en structure poteaux- poutres béton permettant les grandes portées nécessaires à sa programmation, tandis que l’hôtel et le coliving, compatibles avec des portées plus courtes, sont conçus en structure bois. Les façade adoptent un système unifiés de piles pierre massive et d’horizontales en béton préfabriqué, s’inscrivant de façon contemporaine dans l’harmonie parisienne. Les ouvertures du campus sont associées deux pour créer un double registre vertical et minimiser la hauteur perçue, et de la même façon les baies de l’hôtel sont couplées par paires pour réduire l’échelle de ses bâtiments. Le paysage joue un rôle structurant avec une forêt centrale, des jardins en creux et un belvédère arboré. favorisant la biodiversité, régulant les ambiances climatiques et participent à la gestion des rencontre de deux échelles : celle de la métropole et de ses grandes infrastuctures d'une part, et celle du quartier résidentiel de moyenne échelle de l'autre. L’emprise est densifiée au nord, assumant son caractère de figure de proue et libérant un jardin de pleine terre à l’interface avec le tissus pavillonaire. Elle génére un bâtiment rayonnant à 360°, sans créer de mur d'héberge, facilitant les mutations du quartier à venir, et offrant aux logements une multitude d'orientations. Le plan tramé produit des logements mutables sans travaux, permettant de faire évoluer simplement l’emplacement des chambres et pièces de vie. Les limites entre celles-ci sont de surcroit réduite grace à de grandes portes à galandages, augmentant ainsi la dimensions de l’espace de vie. La façade en béton préfabriqué, faite d’un assemblage simple entre des poteaux et des poutres-allège en L, ouvre des cadrages de très grandes dimensions sur le paysage. l’articulation entre la ville et la cité universitaire. Plutôt que d’établir un front bâti linéaire infranchissable, le projet s’ouvre et se scinde en deux parties distinctes, autour d’un axe piéton traversant la parcelle de part en part. La figure du pli permet d’articuler les différentes géométries du site tout en orientant la volumétrie générale vers le sud. Elle limite également la perception du linéaire de façade afin de démultiplier les situations, les orientations et les facteurs d’échelle. Ce choix du pli permet également de générer des centralités au sein de chaque bâtiment, abritant les noyaux de distribution verticale et se dilatant pour offrir un espace propice aux interactions. Les habitants trouvent ici une échelle domestique à leur palier, avec des couloirs distribuant une dizaine de chambres tout au plus. Le programme se répartit verticalement selon une organisation tripartite : un socle actif pour agrémenter le parcours du piéton ; un corps domestique et confortable abritant les chambres et les logements de fonction ; une toiture signal à l’échelle du campus. Enfin, adossée dans le creux du plus petit bâtiment, la crèche trouve une situation dégagée et ensoleillée, sa toiture végétalisée faisant écran aux chambres environnantes. Porté par une logique de confort et de réduction des consommations énergétiques, le projet se singularise par ses dispositifs bioclimatiques : il capte le rayonnement solaire en hiver, s’en protège en été par ses casquettes en bois et métal, il conserve sa fraicheur grâce à l’inertie thermique de sa structure modulaire. Il est enfin massivement végétalisé, pour limiter l’effet d’ilot de chaleur urbain. Cette architecture est essentiellement constituée d’éléments préfabriqués hors-site, au sein d’une ossature d’une grande simplicité. Ici, la systématisation des mises en œuvre ne se fait pas au détriment de l’architecture mais à son service, dans un souci d’efficience, de qualité, de confort, de lumière et de pérennité.
